When I started reading and learning about niche site creation (here and here), I was very intrigued at the possibilities of having a small, keyword targeted site in my portfolio. I began to think more about it and (quickly) came to the conclusion that I definitely wanted in on the action.

I didn’t waste much time and jumped into the process of figuring out the “perfect” market that I wanted to target. What I failed to realize is that there are some key components that MUST be followed, and others that MUST be avoided if you want to be successful.

Here’s what I learned – hopefully you can learn from my mistakes when deciding on entering the game of niche site creation.

Steps that MUST be followed

Define your goals and action plan and STICK to it

There are a thousand and one sites out there teaching you how to kill it with niche marketing. There are also a thousand and one sites telling you something different about niche marketing. Find one that “makes sense” to you and follow through with it. I found myself bouncing from product to product, getting half way through the course and then deciding on heading a different direction.

That was a big mistake.

You will be much better off taking one system and working it through from start to finish. Sure it may not work as well as the testimonials state, but one thing is for certain; if you at least follow through with the entire course you will be better off then if you jump ship half way through. If nothing else, you will learn a ton of valuable information and strategies that you can mold into what works for you.

Try and find a exact match domain (and research it ahead of time)

The research part is comparatively easy. Just use your favorite keyword tool and find a good mix of keyword terms and monthly search volume. Something that has a fair amount of monthly searches and one that you can get an exact match domain for (.com first, .net or .org second). Finding the right keyword domain will give you a huge leg up in the process of getting a site ranked. In fact it will drastically increase the speed and length of time it will take to rank at #1 in google.

The problem is, that is pretty difficult to do.

I have found that by adding the word “my” (ie: myadrenalfatigue.com) to the beginning or add “review” or “site” or “bonus” at the end of the URL is also acceptable. Use caution though and still expect to do a fair amount of work to get it ranked.

I thought I had a great keyword term in my last niche site. I researched the term “herbal colon cleanses” in google and they said there were 31,000 monthly searches. Oddly enough, the .net URL was available, so I bought it up. (www.herbalcoloncleanses.net)

I thought I was headed to mega success. Come to find out, google was doing some changes or testing to the keyword tool and it dropped significantly in the amount of reported monthly searches to considerably less than 1,000.

This was a huge detriment to the success of the site and ultimately resulted in a failed site and about 4 months of lost time.

I did rank fairly well for a few terms, but nothing significant or targeted for my offer.

Trust that google will estimate the keyword tool inaccurately and say there are more searches then there really are for your particular keyword term. I generally try and target between 3,000 to 13,000. Right around 3,000 – 4,000 seems to be the best place to get some great keywords and also have pretty good chance at finding some exact match names available.

Things You MUST Avoid

Stay Away From Garbage Affiliate Networks

The number one thing that I wish I would have done differently is to find a decent product to promote (after the niche market research was complete). I got stuck with a pretty crappy affiliate program and after digging around wondering why I wasn’t converting more I realized that the company was very well known for scraping affiliate ID’s off of many inbound visitors.

DISCLAIMER: There were other issues in play here so I do not want to put all blame on the affiliate program. I had other variables that I was testing out on the site itself that could have contributed to a low conversion rate.

Stay Away From Questionable Niche Markets

While I do not have any concrete proof that certain markets are more “spammy” than others it is my assumption that the colon cleanse market is filled with a bunch of spam sites. I have seen many myself. I did notice that a number of 2.0 sites I tried to submit content to rejected and deleted my accounts because they considered it spam. Be choosy in the niche market you enter and if you are going to take the time to build a sustainable site in the market, why not make it something you think is interesting and actually add some value to the conversation. What a novel idea!

Conclusion

While there are many variables to marketing a niche site, you must do your homework first. I know I am preaching to the choir but this should serve as a reminder of the importance of taking the extra time to do proper research before committing to a niche you might eventually regret.

I will be talking about a new niche site that I have created in the next day or two. I decided on the program that I am using to persist in this “new” style of making money online.

What success / failure have you experienced in niche site marketing?

Success,

Brandon

Recently I signed up for the Thanksgiving Point Half Marathon coming up in April 2011. I have done a half marathon and a few 10k’s in the past, but it has been a few years and I was a little tentative about this one. I decided to take the plunge anyways.

Throughout the training, I have had a lot of time to think and have come up with a few similarities between long distance running and running a business (web based or not).

It Is Not That Bad Once You Get Started

One of the hardest things about training for a long run is getting in the right mindset before you head out. When I am faced with a long weekend run I begin to get a little anxious a day or so before just thinking about the run. I find that I get a little pit in my stomach and almost dread the thought of getting out there.

But a funny thing tends to happen. Once I am out there running and moving forward, it is never as bad as I earlier anticipated. In fact, most of the time it is very enjoyable. I find little challenges to keep me moving forward, or just enjoy the outdoors. If I am running a track and there are other people around, I set small goals to try and pass them at certain points. If I am alone, I time my laps and try and make them faster then previous laps or reach certain landmarks in a set amount of time.

In business, it is easy to worry about the “hard things” that need to be done. Once you get them on the calendar and are in the process of “putting in the miles”, it is not that bad. Especially if you break it up into smaller goals. This will not only keep your mind occupied, but it will allow you to focus on all the small steps that go into accomplishing what need to be done.

Its Not A Sprint

Another important aspect of long distance running (and business) is to understand that it is not a sprint. This was a hard one for me to understand and I will be the first to admit that I still struggle to keep it in perspective. It is critical that you pick one (or at most 2) projects and focus through to completion on them before moving on to the next bright shiny object. There are a thousand and one ways to make money online. Figure out your passion and stick with it. Don’t expect one idea or website to get tons of traffic and sales within a week. You have to put in the miles.

It is really easy to find yourself being distracted and bouncing from one idea to the next. Staying super busy without ever getting anything accomplished. It is frustrating to look back on the last month, 6 months or even a year or more and think about what I got done and realize I started a dozen projects and didn’t finish any of them.

I had a long conversation with a good friend of mine not too long ago and one of the things we spoke about was figuring out what you are passionate about. Once you have that figured out, what is the fastest, most direct route to get you to that point. You want to be an affiliate marketer? Do everything you can to get there as quickly as you can. Want to focus on local business marketing? Put everything else aside and go after new local business clients.

After you decide which direction you want to head, stick with it and do not get off track. Unsubscribe from all the other lists unassociated with your path. I promise they will still be there if and when you decide to take them on. Don’t clutter your brain or inbox with unnecessary information.

Like I said earlier, this is a hard one for me.

The Right Form Makes Running Easier

Often I find myself going much slower in my runs then I am capable. I realize that I am just trudging along without much thought on whether or not I am being efficient or not. Once I realize this I straighten up my form, lengthen my stride and instantly speed up my pace without much additional effort.

You can cover much more distance in a quicker pace with the right form and almost less effort. Just watch a professional runner sometime and see how effortless he makes it appear.

The same rings true with business. It is easy to get distracted with filling your times with small, less important tasks rather then the few tasks that will drive traffic and produce revenue. At this point you need to understand the critical factors in your business and either cut out the rest, or outsource them to someone else.

The Final Stretch

Unless you have a clearly defined plan for your business and know exactly what it is you want to accomplish, you will find yourself wondering aimlessly. Bouncing from one project to another, staying “busy” but never really accomplishing anything.

Carefully plan your success, and then execute on that plan. Visualize yourself at your end goal and figure out the least amount of steps it will take to get there, then stay laser focused until you cross that finish line.

If your “finish line” is the Thanksgiving Point half marathon, I will be right there with you.

To your Succes,

Brandon

It is awesome and I am really excited to be there and to have this opportunity. It is with a company called @task and it is here is Orem. It is a technology company that has sells a project management software program. I was hired as a Corporate Account Manager (sales) and am really enjoying it. I have been trying to get a job for about a year and this last August met with them when I came out to Utah for a family vacation.

I have been in training this week and will be training again all next week in the areas of sales processes, the software program and other areas of the company. Everyone that I have met and worked with so far have been great and I feel blessed to work there with everyone. I think that it will be a great opportunity with great benefits and perks. Plus they have a great product that is really exciting to use.

My territiory will be all of Michigan and I will begin working with the other sales rep that was there on the accounts in about a week and a half.

I will write more later, but suffice it to say I am excited to be here and to be in this new chapter of our life.

I am in Lafayette, Indiana today and tomorrow for a meeting with Lafayette Life Insurance Company and it is cold. I thought that I would bring my running shoes and take off a little early in the morning for a couple miles, but it is windy and only in the low 50′s, and I only brought shorts. I would run in the hotel fitness center, but they do not have one. I was bummed because I couldn’t work out Monday and left early this morning so I couldn’t run today either. Tomorrow I will be in meetings all day and traveling in the afternoon and will not be back to Colorado until late evening, so I guess it will have to wait until Thursday.

Lafayette is about half way between Indianapolis and Chicago. We flew into Indianapolis this afternoon and drove about an hour north to get here. It is the same city that Purdue University is in and this week they are hosting some of the NCAA Women’s Tournament games. The company said that they usually put visitors to their home office up in a nicer hotel then the one that we are in, but it is not a big deal. We are comfortable and it is not a big deal. Tonight we went to the Outback Stakehouse for dinner.

We have meetings tomorrow at the home office and then fly out after. The trip home tomorrow is kind of a bummer because we drive to Indianapolis to turn around and fly to Chicago for a layover, then on to Denver, so it will be a long day.

Whether your an employee or employer, entrepreneur or not, marketing is one of the most important things in life.

For example, I had to do some serious marketing to my wife to get her to go out with me for the first time and stand out from the rest of the crowd (by asking her to eat popcorn out of a toilet – don’t ask, its another story altogether), and also continual marketing to keep her interested and happy with me.

We market ourselves everyday in more ways then we realize.

One of the blogs that I read has some really great things about marketing.

One of the great things he has is a free eBook called “Seinfeld on Marketing”

After I started dating my wife, we had a recurring date that consisted of getting together and watching shows like “The Simpsons” and “Seinfeld” so when I first read the eBook, it made me laugh because of all the episodes it refers to.

Give it a read, its pretty funny.

One of the programs that I have gotten involved in is the Better Schools / Better Communities in association with the Greeley Chamber of Commerce.

Their main focus is to team up local schools in the District 6 school district with businesses and partners around the community with the idea to help the schools with whatever they need, be it mentorships, volunteers, or any project the school wants to tackle – we are there to help.

Today was my first taste of the meeting and the main kickoff for the group to gear up for the coming school year. The responsibility of the group is to act as a liaison between the schools and the businesses.

I am interested in getting involved in the community and especially if it has to do with the next generation. It seems like a great opportunity in the community and way to help out a little bit.

Here are a few statistics:

According to American Consumer Credit Counseling, the total U.S. credit card debt in the first quarter of 2002 was approximately $60 billion. The average credit card interest rate is around 18.9%.

Approximately half of all credit card holders pay only their minimum monthly requirements. There are a total of 1.2 billion credit and retail cards in North America. The average American household is solicited seven times a year by credit card companies.

More facts:

The Motley Fool’s Credit Center features several more mind-blowing statistics:

Total consumer credit: $1.7 trillion.

Credit card debt carried by the average American: $8,562.

Total finance charges Americans paid in 2001: $50 billion.

Percent of U.S. households deemed credit worthy by the lending industry: 78%.

Number of credit card holders who declared bankruptcy last year: 1.3 million.

The fact is, there is a huge problem with what is being taught in America today and the financial institutions are not doing a very good job teaching what is going on.

Financial institutions run and operate on 4 basic principles:

They want our money

They want it on an ongoing basis

They want to hold onto it for as long as possible

They want to prevent us from getting at it and if they must give it to us, they do so as slow as possible

I do not fault financial institutions for what they do. If I ran an institution, I would (and I would bet you would also) work by the same principles. What I have a problem with is that they do not teach individuals how to use these same principles in our own lives.

I put together a free CD that hopefully makes the difference in one or two lives. Check it out at www.BrandonHansen.com.

Until later,

B

I have decided this year to begin workshops to promote my services and my business. I moved my office here to Greeley at the beginning of the year and am excited to be here, close to home. It is a new beginning for me and I look forward to the challenge.

I am focusing on college funding planning and have a system that teaches parents how to pay for college for their children that are going off to college in the next year or two. I like it because it is an immediate need for the market, and that is one of the things that is essential for a business to have – "a starving crowd".

So I marketed it at the beginning of the year and planned on having my first workshop the 17th of January at the Centennial Park Branch library here in Greeley. I was a little nervous about filling the seats and was concerned that I wouldn’t have anyone attend or show interest. I decided that I was going to invest a little money and cover my bases with marketing, so I planned carefully and strategically.

The first thing that I planned on doing was mailing out a flyer to the list of high school juniors and seniors. I spent about $340 on the list and then about $100 to print up the flyer’s, buy the envelopes and an address stamp. Then I spent $585 on stamps and about a week stuffing the envelopes. Before I tell the results, I will make a reporting of other things that I did.

The next marketing that I did was an ad in the Greeley Tribune newspaper that ran three times in the week and a half before the event. For that I spent $350 and did nothing else.

I also sent out press releases to a lot of the local media outlets and that didn’t cost me anything, but I am not sure that I got any one to pay any attention to the press releases.

Now the results:

Flyer’s got about 8-9 people to respond.

The newspaper got about 27 people to respond.

Press releases – I am not sure that I got any papers or media outlets to run the story, so that didn’t return anyone.

When all was said and done, I spent about $1130 or so to host the event. I ended up having a waiting list of people that wanted to attend. It was a great turn out. I was all of a sudden worried about running the workshop more than about filling the workshop.

I had about 28 families that attended the event. It was a pretty shaky, but about what I expected for the first time. Now my goal is to continue promoting and presenting them. I had 15 people that wanted to meet with me after it was over and have met with three of them. I have a busy week this week and am looking forward to keeping up the momentum.

The next one that I am going to promote is going to be a teleseminar, which I believe will draw the same results as far as attendance goes, but maybe a better return on the amount of appointments that I generate. I’m interested to see the results and track everything.

Well, business is good and moving in the right direction, so there is a little bit of hope. We are still in debt and trying desperately to get out. This is one of my ways and I have a few other ideas to continue to build wealth and get out of debt.

I have a few goals in the works and one of the next posts will be a listing of my short term and long term goals. Well, life continues to offer challenges as well as blessings.

I read Seth Godin’s blog. It is great. Yesterday, one of his posts was Where Did It All Go. It is interesting that even though we live in one of the richest societies, if not the richest, we still manage to find places to spend our money and struggle to pay for the basic necessities of life without going further into debt.

We live in a macro-economic world. Even though we may not think in these terms, the fact remains. If we decide to spend money for a bigger home or a vacation, it limits the amount of money we can put towards other, possibly more important decisions, like retirement and children’s college education.

I’m not saying not to upgrade or go on vacation, but make sure that you understand it from a "big picture" point of view.

By the way, Seth links to this site, which is kind of fun:

Well, today marks the first official day of having a home office. Actually tomorrow will mark the first official day because I finally got everything moved in here tonight and kind of set up.

When I say kind of set up, what that means is that I put the desk together and that is about all that I did that will stay where it is. I am sure that Cami is going to come in here and rearrange everything that isn’t too heavy. She even told me to move the desk once, which is fine because it is better where it is. I have my printer, laptop and radio set up, but they are bound to change.

The plan with me bringing the desk home was two fold. The first and most pressing issue was because we moved out of our office down in Loveland. Our lease was up at the end of August and we had to go to plan "b" which was to move temporarily to an office in Loveland and then to Windsor in the middle of October. The plan fell through for the office in Windsor so we are staying out in the "new" office for us in Loveland. It is small and there was no way that I would have been able to set up this desk there and we needed another desk there so I took the old one from my house down there.

The second reason is because I want to work more out of the house here. I want to run all my workshops and marketing from here. I think that I will be more effective here then in Loveland. The reason being is that whenever I am down there, I tend to get sidetracked with other projects either from my own doings or from the request of my dad or clients that call in the middle of the day. We do not have a process that handle’s those circumstances very well, so I am going to do a lot of the marketing for the college funding workshops here. Plus, it is more what I am doing on my own to build my own practice aside from what we are doing in Loveland. Not that it is a conflict to what we are doing, but it is a different aspect that is what I am working towards.

The last couple weeks I have been really trying to set up the business to be consistent from one piece of marketing to another and from one point of contact to another. This weekend I have made good improvements towards developing a consistent look for what I am trying to do.

I got the initial draft of my website, www.brandonhansen.com. Like I said, initially it looks okay and I am somewhat pleased with it. There are many improvements that I need to make to it, but it is a start. A lot of the text needs to be updated and the pictures need work, but for the most part the template and look of the site are on the right track.

The main part of my website will focus on the college funding practice and will be in developing that message. I think that I am on the right track and that it will provide the message that I am looking for in the website. Some of the main points are the newsletter sign up, the registration for the workshops and what I am calling the weekly hot tip, which will be a quick message each week designed to helping consumers make wise decisions about a vast array of financial topics. It is going to be a preview for what I hope to turn into pod casts in the near future.

Overall I am pretty pleased with the start of everything. I am looking forward to the next 12 months or so. Big things are coming, keep in touch.

Okay here we go.

The last post talked about what is going wrong in my life and what is causing the most challenge to me and my family. While small and insignificant my problems would be to most people, to me it is a major challenge. But enough of that, let’s talk about how to get out of it.

I am reading a book by Sheri Dew that is a biography of President Hinckley called Go Forward With Faith. President Hinckley has a quote that says something like ‘Get on your knees and pray like everything depends on the Lord, then get up amd work like everything depends on you.’

I have long struggled with the idea of getting a consistent flow of clients and trying to figure out how to keep them coming in on a regular basis. I have a few criteria that I think are important. They are:

Clients must call me

They must have an immediate need for my services (traditionally, we have always talked about a future need which was having "x" amount of money 20-30 years in the future)

There needs to be a way to charge for the service that I offer

It must be an E.L.F business, or "Easy, Lucrative and Fun"

It must be manageable by one guy (me), at least initially

It must be as turn-key as possible, or in other words, I wanted to be sure that it works without much testing

It must be extremely profitable

Well, after thinking and reading about how some other people have accomplished a business like this, I realized that it could be done and is being done by many people in my business, as well as other industries. I got a tape program called "Piranha Marketing" by Joe Polish (who came up with the E.L.F. mentioned above) and he talked about his situation, which was a lot like I fell about mine. He was broke and living on credit cards and struggling to get ahead in life and business. He almost got out of the business and went to do something else until he talked to a friend of his that told him that the problems he was having were not problems unique to his industry. In other words he said that if you are having problems being successful in this business, what makes you think it is going to be different in another business? In my case, I am not in the financial services business, I am in the marketing of financial services business. If there are successful people in my industry, then the problem is not the business, it is me.

I took that to heart and decided that I was going to make this business work. If I got out of this business and into another one, I would be at least a year to be profitable and I didn’t have the funds available to finance a change, or the time to go to school. This has to work and I know now that it can work.

An old Indian adage says "When the student is ready, the teacher appears." I think there is some truth to this saying. After praying for help and praying to figure out how to make the transition to success and prosperity I began finding some interesting things that seem to be just what I need.

I got invited to listen to a conference call that talked about how any financial adviser could add $5000 – $25,000 per month to their business. I admit, it sounded kind of hoaky, but it appealed to me and caught my interest. It was sponsored by a company called "Cash College Funding", and Brian Kay. It met a couple of the criteria that I was looking at so I decided to take a look at it.

The main premise of the system is to talk to clients that are getting ready to send their children to college in the next one to two years. This matched with the immediate need that I was looking for. They said that you should charge money for your services, which met another criteria that I was looking for. So far, it sounded pretty good.

Well, to make a long story short, it seems to be working just like they said it would. It is a complete marketing program and is designed with every step laid out in detail. I enjoy knowing what I need to do and what the projected results will be. This is important to me, but it wasn’t a huge draw of new clients. I needed something that would bring in a large amount of clients.

Well, there was another conference call that they offer that talked about how to promote this service through workshops. I thought back a few years to when we were being very profitable and it was when we were using workshops to market. People are hungry for information.

Here is the summary of what I figured out:

If I have an hour of time to meet with people, am I better served to meet with one couple or a lot of couples at the same time. Obviously, it is more productive to meet with more then one at a time. So if I could have 40 families in a room together, it is better then just one family. If I met with 70% of them, which I believe that I could do eventually, then that would be 28 appointments, which is about 20 more per month then I have right now. If I met with people that are interested in finding out how to pay for their child to go to college, that would be an immediate need that they would need to have discussed and with the workshops that are being run now by various advisor’s throughout the country they are selling 70% of the appointments on the service. If I could sell the service to 70%, or 19 of them (which would be for anywhere between $695 and $995) then I would make fees of $13,205 to $18,905 per seminar. This would go a long ways to getting me out of debt and back on my feet.

This also is only the front end of the business. When you factor in the back end sales, they are averaging about 70% of the people that sign up to pay the fee would convert to back end sales, which equal about $4,500 – $6,000 per client. This would mean back end sales of $85,500 – $114,000. To make a long story short, the seminars are very profitable and provide a great service to the target market that I am after.

What is exciting about it is that the program is totally automated. It is pre-recorded in tele-seminar and webinar format, as well as in hard copy that I could do at PTA meetings, libraries and other venues. So I can automate the seminars to run whenever I want, whether I am around or not. I won’t go into many details but the seminars could be put on every week, or twice a month, or how ever often I want to run them.

It will be interesting to see what happens. I am going to get the seminar this week and get the process started. I plan to have the first one running by the first of October and go from there.

I will update when I get the seminar and how it goes.

Over the past three or four years I have not been smart with my money. With problems with the business and trying to keep it going I have accrued about $50,000 in debt that is taking all the extra money that I have. It was to keep the business going and striving to be successful, so it was used for a good cause but it just wasn’t the smartest use of the money. It should have been used to do marketing and client attraction, but it wasn’t.

Anyways, we have come to the conclusion that we needed to do something about it and finally got into a program that will help us pay off the debt in a shorter amount of time.

What we were faced with was about $1500-$2000 per month just to pay the finance charges and the minimum payments. This was not helping us any and we were getting to the point of it becoming harder and harder to pay off the debts.

Cami and I had a heart to heart discussion and finally decided to change the way we do things. She is a saint and is amazing. Without her, I would be worse off then we are and I feel bad about dragging her through this. I tried to keep it from her and get out on my own and couldn’t ever make it work, so when I decided to tell her about it, I wasn’t sure what she would say or how she would react. But, being the sweetheart that she is, she said "this stinks, but we have to deal with it." She is a huge blessing in my life and I am eternally grateful for her.

We signed up with a company called The Freedom Point and got the process started. It took about two months from when I started talking to my financial freedom coach and getting things worked out, but it is done and we are on to achieve freedom and success.

Where we were was we were never going to be able to keep up and were not able to keep totally current on all our payments each month given the current situation. With the program that we signed up for is a three year plan that will cost us about $560 per month (actually save us $1000 + per month). Plus we just paid off our car and that saves us $318.88 per month. So, we can put the extra money towards further building the business and putting money towards our debt settlement plan. They are going to negotiate the debts and take care of all the dealings, which will be nice and we will probably end up paying off the debts, even if they are only at 60 cents on the dollar, but at this point we have to do whatever we can that is best for our family right now.

This is all worst case scenario, keeping life as is. My plan is to pay it all off, 100% on the dollar. The next post will explain how I am going to do that, hopefully in the next few months.

Bring it on!
